Using this website, or asking us to look at an estate house, means these conditions apply. They are written for executors, heirs and trustees.
Effective Date
These Terms of Use took effect October 2, 2026. Anyone who browses this website accepts them.
What We Do
We Buy Las Vegas Probate Houses purchases estate homes with its own money and holds title in its own name. Our role ends there. We do not broker or list property, lend money, practice law or act on behalf of any seller, heir or estate. Because probate questions carry real legal and tax consequences, treat what you read here as background only, and take your specific questions to a Nevada probate attorney and a tax adviser.
Offers and Consultations
Each estate is different, so our general guides may not fit yours. A number we mention on a call, a range we text you, even a price in an email: none of it commits the estate or us to anything. A deal exists only after a written purchase agreement carries both signatures. When a sale needs probate court confirmation, interested persons may have to receive notice first, and at the hearing the judge can accept a larger bid from someone else.
Purchase Agreements
Whatever the signed contract says is what governs the sale, and it overrides any statement on these pages. The person signing for the seller must actually hold authority to do so. Depending on how the house is owned, that could be a personal representative appointed by the court, a successor trustee named in the trust, or every owner listed on the deed.
Payment and Closing
Every estate closing we do goes through a title and escrow office licensed in Nevada. That office keeps the deposit and the paperwork, then pays out the proceeds as the escrow instructions and any court order direct. Making an offer costs the estate nothing, and we never request an up-front fee or deposit from a seller.
No Warranty
Probate rules, court procedures and filing fees change over time, and our articles may lag behind. We publish this website as it stands, with no promise, stated or implied, that any page is accurate, complete or fit for a particular use.
Limitation of Liability
Nevada law permits us to limit our exposure, and we do so as far as it allows: we will not be responsible for indirect, special, incidental or consequential harm that results from relying on this website. What we owe a seller in an actual purchase is set out only in the contract that both of us sign.
Acceptable Use
Please do not feed the site false details, pose as an estate representative you are not, probe for access you were not given, disrupt how the pages run, flood the forms with spam, or harvest content with bots or scrapers.
Intellectual Property
We or the parties who license material to us own the words, photographs, layout and graphics here. Printing a guide for your family's own private reference is fine. Reposting, copying or distributing it in any other way needs our written permission first.
Governing Law
Nevada law controls these terms, and its conflict-of-law principles will not be used to apply another state's rules. If a dispute ever arises over the website or these terms, it belongs in a Clark County, Nevada court, whether state or federal.
Changes to These Terms
From time to time we may rewrite these terms, posting the new version here with a fresh effective date. Continuing to visit after that point counts as accepting what changed. How we treat personal details is covered in our privacy policy.
