Sunrise Manor is an unincorporated town, formed in 1957, that stretches across the northeast valley to the base of Frenchman Mountain. It is run by Clark County, which means the County Commission, county building and code staff, and an advisory town board fill the roles a city would elsewhere. Heirs from out of state are often surprised to learn that a house with a Las Vegas address answers to the county instead.
For the estate, that mostly matters when a question comes up about a permit, a code complaint on an empty house, or trash and weeds in the yard. It does not change the probate court: Sunrise Manor estates go through the Eighth Judicial District Court like every other case in Clark County.

Homes that grew up beside Nellis and Boulder Highway
Much of the east side was built from the 1950s through the 1970s, as Boulder Highway carried traffic toward Hoover Dam and the airfield that became Nellis Air Force Base drew families to the area. Many of those houses are single-story block or frame homes on generous lots, often without a homeowners association, with additions, carports, and backyard projects layered on over the years. Locals still steer by landmarks like Sam's Town and Boulder Station on Boulder Highway and Frenchman Mountain on the eastern skyline.
Newer subdivisions farther east and north do carry HOAs, so it is worth checking the recorded documents before assuming either way.

For code or nuisance issues, it is Clark County, not the City of Las Vegas. Keeping the yard tidy and the doors secured heads off most complaints while the case is pending.
The house was a rental. Can it still be sold?

Does the military history of the area matter?
Not legally. It simply explains why so many homes changed hands among service families, and why some were later held by owners who moved away and kept them as rentals.

Is Sunrise Manor part of the City of Las Vegas?
No. Sunrise Manor is an unincorporated town, and Clark County governs it even though homes there use Las Vegas mailing addresses. County departments handle permits and code enforcement. The address has no effect on where the estate is probated. That is still the Clark County district court downtown, the same court that hears estates from Henderson or Summerlin.
Will you buy a Sunrise Manor house with a tenant in it?
