The town that the Strip built

Paradise was created by the Clark County Commission in December 1950, largely so that the casinos along what became the Strip could stay outside the City of Las Vegas. It is still unincorporated, which means Clark County provides its local government. The town takes in the Strip, Harry Reid International Airport, and the University of Nevada, Las Vegas, along with residential streets that most visitors never see.

For an estate, the county is the contact for permits and code questions, and the Eighth Judicial District Court oversees the probate case.

Mid-century streets east of the Strip

Paradise Palms, begun in 1960 by developer Irwin Molasky with homes designed by the architecture firm Palmer and Krisel, is often called the valley's first planned community. Its low-slung mid-century houses earned a Clark County historic designation that the County Commission later expanded to cover many more homes. Around the university, other streets from the same decades hold modest ranch houses with block walls, carports, and backyard citrus trees.

  • Design character: flat or low-pitched roofs, clerestory windows, and breeze-block details that buyers either love or want to change
  • Age of systems: many homes still have original ductwork, single-pane windows, and older roofing
  • Ownership history: a parent who bought in the 1960s or 1970s and never moved

Being so close to UNLV and to Strip jobs, a lot of Paradise homes have been rented out at some point, sometimes by the parent, sometimes by an heir after the parent moved to care. We buy with tenants in place, which can be far easier than asking a family or a student household to leave mid-lease.

Gather the lease, any deposit records, and the rent ledger if there is one. The estate's attorney will advise who should be collecting rent while the case is open.

Informal rentals with no written lease are common in older family-owned houses. That is fine; we just need to know who lives there.

No. Paradise has been a county-run unincorporated town since 1950. Homes there use Las Vegas mailing addresses, and the town includes the Strip, the airport, and UNLV. An estate deals with county staff for building and code questions and with the district court for the probate itself.

Can you buy a Paradise Palms home with historic designation?

Yes. Historic designation generally affects certain exterior changes and county reviews, not who can buy the house. We can purchase a designated home as-is. County planning staff can walk you through the rules that come with the designation, and your attorney can confirm there is nothing unusual about the title.

The house near UNLV is rented to students. Do they have to move out first?
